Clients can link with Airbnb in two ways, they can link their AccoAccommodation-types of the Location or they can even link individual Units along with Airbnb.

Tasks Supported by this Connection

  1. Export Availabilities
    Airbnb can be linked on Accommodation-type level as well as on the Unit level, so when we link on the Accommodation-type level the system sends reservability from the type level, and when the linking is on the Unit level then the system sends availability for that individual unit.
    Apart from the reservations that are already created for certain dates, please note that there are other factors that can even hamper the availability at Airbnb like:
    LOCK: User can add LOCK to the Acco-type/unit which will block the availability of that property for a certain period of time for all the DC’s. That is no one could book that Acco-type/unit for the date on which LOCK is added. For such dates on which Lock is added, we send ‘Zero’ availability to the reseller.
    Stop-Sale: Another thing that can impact the availability of the property is “Stop-Sale”. In ‘Stop-sale’ user can define blocking of Acco-type/Unit for a specific Reseller (i.e. for a specific DC used for the reseller). This will make sure that the property is blocked for booking for a specific DC (and not for all the DC’s). More information on the Stop-sale like how it is added and what the different types of Stop-sale are defined at Reseller configuration → Stop-saleReservability is exported to Airbnb either from accommodation type or unit depending upon the linking level the client chooses in Maxxton.
    In addition to existing reservations, it's important to consider other factors that can affect the availability of properties on Airbnb:

    1. LOCK: Users can apply a 'lock' status to an Accommodation-type or unit, effectively blocking its availability for a specified period across all Distribution Channels (DCs). During this time, the property cannot be booked, and the system communicates 'Zero' availability to resellers.

    2. Stop-Sell: Another factor impacting availability is the 'Stop-Sell' feature. With 'Stop-Sell,' users can designate the blocking of an Accommodation-type or unit for a specific Reseller (associated with a particular DC). This action restricts bookings for that Reseller only, while availability remains unaffected for others. Detailed instructions on adding and configuring different types of 'Stop-Sell' are available under Reseller configuration → Stop-sell

  2. Export Prices(Multiple rate types)
    We have two types of pricing 

    1. Per day pricing: Per Night day prices (nightly prices) are sent directly as they are configured in ‘Rates’.  Special Prices  It's important to note that special prices cannot be sent to Airbnb for when on ‘Per day’ prices as the price cache is not used for the samepricing.

    2. Length of stay pricing: In length of stay pricing (LOS), for every Arrival Date Maximum stay Prices maximum stay prices are sent for each arrival date. FirstlyInitially, the LOS Prices prices get uploaded on Price Cache where the final price is calculated by , considering special and other factors and then from there the final Prices are sent to Airbnb Example:
      For 1st October,2022: 3 Nights Prices are configured as 350. So for 1st Oct Prices will be sent as:
      1 Night prices: 0
      2 Night Prices: 0
      3 Night prices: 350
      LOS prices take time to get reflected at Airbnb website as the prices will first get reflected on ‘Price cache’ and then those Prices are Exported to Airbnb . Subsequently, then these final prices are exported to Airbnb.

  3. Import Reservations (Multiple rate types)
    We support the below reservation requests

    Accept (i.e. Confirmation – Reservation status to Provisional)

    1. Acceptance - It is a new reservation request

    2. Alteration - It is a modification request

    3. Cancellation - It is a cancellation request

Steps to connect with “Airbnb”

  1. The client gets in touch with Airbnb to create hotels and rooms on their side and do the necessary configuration.

  2. Simultaneously, the client is requested to create the Contacting Airbnb: Reach out to Airbnb to establish your hotel or room listings and complete necessary configurations.

  3. Setting Up Airbnb Reseller in MXTS: Concurrently, create an Airbnb reseller in MXTS. The steps to create/activate Instructions for creating/activating a new connection are shown on provided Reseller Configuration

  4. Above step will create Configuration Completion: Upon creating the Airbnb reseller in MXTS, mandatory settings such as endpoints and credentials will be automatically added by the system will auto add mandatory settings (like Endpoints, credentials settings etc), however, . However, the user is responsible for completing the remaining configuration tasks related to linking of locations/properties needs to be taken care of by the userClient is requested to create .

  5. Opening a Support Ticket: Generate a JIRA ticket with a heading like “Connection with Airbnb” and add all important information in the same and assign the titled "Connection with Airbnb" and include all pertinent information. Assign the ticket to support-connection@maxxton.com so . This ensures that the connection team is aware notified of your interest in connecting intention to connect with the reseller and they can assist you with all the any queries you post posted in this the ticketCreate .

  6. Creating a New Distribution Channel (DC): Establish a new DC specifically for the reseller Airbnb and make sure Airbnb reseller. Ensure that all the identified resources should have that DC selected/added in their representationCreate an employee if not present and make sure that the AO (Admin Organization) & all the Resorts are linked are associated with this DC.

  7. Employee Setup: If necessary, create a new employee and link the Admin Organization (AO) and all resorts to the newly created employee

  8. Make sure all the prerequisite (mandatory configuration) mentioned Preparation and Configuration: Verify that all prerequisites and mandatory configurations outlined by Airbnb are configured in completed within the Maxxton software for the Location each location and its Accommodations so accommodations. This ensures that the system can use that utilize this information to create the properties on the Airbnb sideplatform.
    Below is the list of the prerequisite (mandatory configuration) defined by Aibrnb that needs to be in place to make property LIVE on the Airbnb side:

  9. Create the linking for Airbnb hotel/room with MXTS properties in Linked Accommodation Types card. Kindly Linking Airbnb Hotel/Room with MXTS Properties: Navigate to the Linked Accommodation Types card to initiate the connection process. It's important to note that for Airbnb client has , clients have the option to list Accommodation-types on Airbnb website (Accommodation type linking), and they can even choose to list the or individual Units on the Airbnb (Unit level linking).
    - Once you decide on which website. Decide on the type of linking is to be done, please contact ‘support connection’ required and contact the 'Support Connection' team with the list of Locations & its and their accommodations/units that you want to connect. 'Support connection’ team will then complete the manual step of generating an “Access for connection. The team will generate "Access token & Refresh token” token" for individual Locations with via the help of Airbnb portal. These tokens are nothing but kind of , serving as credentials for accessing the individual locations on Airbnb side's platform.

  10. Completion of Linking: Once the linking process is donecomplete, kindly connect ‘Support Connection’, and they will complete a few final steps like creating Job schedulers that will create the properties connect with the 'Support Connection' team again. They will finalize the setup by creating Job schedulers for property creation (listing generation) on the Airbnb side (listing generation) and also create and setting up Jobs for uploading prices & and availability to Airbnb.Post this ‘Support connection’ will make sure that the uploads are done successfully .

  11. Upload Verification: 'Support Connection' will ensure successful uploads for the linked properties and then update you regarding the same You can then provide updates accordingly.

Supported settings/features

There are Maxxton offers a lot range of supported settings /and features that Maxxton offers to their customers which adds value to their enhance the connection with Airbnb. A few of the settings are mandatory settings related to the endpoints, etc, which get , providing added value to our customers. While some settings, such as mandatory endpoints, are automatically added by the system automatically when the user creates creating the Airbnb reseller in Maxxton software. However, a few other feature settings can give you much-needed convenience in setting up certain things your way, others offer flexibility and convenience in customizing your setup.

Airbnb specific settings are mentioned below:

  1. Reseller tagline code
    This is a ‘dynamic field’ setting and through this setting user can choose to send Airbnb specific accommodation/unit names to Airbnb.

  2. Welcome Message
    This is a ‘dynamic field’ setting with the help of which you can Another dynamic field setting that enables you to define a customized welcome message that will be shown to the guest making the booking for guests making bookings on the Airbnb website.

  3. Allows Child
