Reseller Description

Founded in August of 2008 and based in San Francisco, California, Airbnb is a trusted community marketplace for people to list, discover, and book unique accommodations around the world — online or from a mobile phone or tablet.

Clients can link with Airbnb in two ways, they can link their Acco-types of the Location or they can even link individual Units along with Airbnb.

Tasks Supported by this Connection

  1. Export Availabilities
    Reservability is exported to Airbnb either from accommodation type or unit depending upon the linking level the client chooses in Maxxton.
    In addition to existing reservations, it's important to consider other factors that can affect the availability of properties on Airbnb:

    1. LOCK: Users have the ability to apply a 'lock' status to an Accommodation-type or unit, effectively blocking its availability for a specified period across all Distribution Channels (DCs). During this time, the property cannot be booked, and the system communicates 'Zero' availability to resellers.

    2. Stop-Sell: Another factor impacting availability is the 'Stop-Sell' feature. With 'Stop-Sell,' users can designate the blocking of an Accommodation-type or unit for a specific Reseller (associated with a particular DC). This action restricts bookings for that Reseller only, while availability remains unaffected for others. Detailed instructions on adding and configuring different types of 'Stop-Sell' are available under Reseller configuration → Stop-sell

  2. Export Prices(Multiple rate types)
    We have two types of pricing 

    1. Per day pricing: Per day prices (nightly prices) are sent directly as they are configured in ‘Rates’.  It's important to note that special prices cannot be sent to Airbnb for ‘Per day’ prices.

    2. Length of stay pricing: In length of stay pricing (LOS), maximum stay prices are sent for each arrival date. Initially, LOS prices get uploaded on Price Cache where the final price is calculated, considering special and other factors. Subsequently, then these final prices are exported to Airbnb.

      Example:
      For 1st October,2024: 3 Nights Prices are configured as 350. So for 1st Oct, prices will be sent as:
      1 Night prices: 0
      2 Night Prices: 0
      3 Night prices: 350
      LOS prices take time to get reflected on Airbnb website as the prices will first get reflected on ‘Price cache’ and then those Prices are Exported to Airbnb

  3. Import Reservations (Multiple rate types)
    We support the below reservation requests

    1. Accept (i.e. Confirmation – Reservation status to Provisional)

Steps to connect with “Airbnb”

  1. The client gets in touch with Airbnb to create hotels and rooms on their side and do the necessary configuration.

  2. Simultaneously, the client is requested to create the Airbnb reseller in MXTS. The steps to create/activate a new connection are shown on Reseller Configuration

  3. Above step will create the Airbnb reseller in MXTS and the system will auto add mandatory settings (like Endpoints, credentials settings etc), however, the remaining configuration related to linking of locations/properties needs to be taken care of by the user

  4. Client is requested to create a JIRA ticket with a heading like “Connection with Airbnb” and add all important information in the same and assign the ticket to support-connection@maxxton.com so the connection team is aware of your interest in connecting with the reseller and they can assist you with all the queries you post in this ticket

  5. Create a new DC for the reseller Airbnb and make sure that all the identified resources should have that DC selected/added in their representation

  6. Create an employee if not present and make sure that the AO (Admin Organization) & all the Resorts are linked to the newly created employee

  7. Make sure all the prerequisite (mandatory configuration) mentioned by Airbnb are configured in Maxxton software for the Location and its Accommodations so the system can use that information to create the properties on the Airbnb side.
    Below is the list of the prerequisite (mandatory configuration) defined by Aibrnb that needs to be in place to make property LIVE on the Airbnb side:

    Basic Details:

    1. Bathrooms

    2. Bedrooms

    3. Property Type

    4. Amenities (At least 5)

    5. Cancellation Policy(To be saved in setting from the below list only, for more details please refer to https://www.airbnb.co.in/home/cancellation_policies )

      1. Flexible

      2. Moderate

      3. Strict

      4. Super_strict_30

      5. Super_strict_60

    Location:

    1. Geo Code (lat/long)

    2. Address1

    3. State Code

    4. City

    5. Country Code

    Description:

    1. Language

    2. Name

    3. Short Description

    Photo: A minimum of 6 images are required to be present for the property that is to be linked

    1. Description or Name

    2. URL

  8. Create the linking for Airbnb hotel/room with MXTS properties in Linked Accommodation Types card. Kindly note that for Airbnb client has the option to list Accommodation-types on Airbnb website (Accommodation type linking), and they can even choose to list the individual Units on Airbnb (Unit level linking).
    - Once you decide on which type of linking is to be done, please contact ‘support connection’ with the list of Locations & its accommodations/units that you want to connect. 'Support connection’ team will then complete the manual step of generating an “Access token & Refresh token” for individual Locations with the help of Airbnb portal. These tokens are nothing but kind of credentials for accessing the individual locations on Airbnb side.

  9. Please click on Reseller Configuration to see steps on how the linking of Accommodation(s) is done in Maxxton software.

  10. Once the linking is done, kindly connect ‘Support Connection’, and they will complete a few final steps like creating Job schedulers that will create the properties on the Airbnb side (listing generation) and also create Jobs for uploading prices & availability to Airbnb.

  11. Post this ‘Support connection’ will make sure that the uploads are done successfully for the linked properties and then update you regarding the same

Supported settings/features

There are a lot of supported settings/features that Maxxton offers to their customers which adds value to their connection with Airbnb. A few of the settings are mandatory settings related to the endpoints, etc, which get added by the system automatically when the user creates the Airbnb reseller in Maxxton software. However, a few other feature settings can give you much-needed convenience in setting up certain things your way.

Airbnb specific settings are mentioned below:

  1. Reseller tagline code
    This is a ‘dynamic field’ setting and through this setting user can choose to send Airbnb specific accommodation/unit names to Airbnb.

  2. Welcome Message
    This is a ‘dynamic field’ setting with the help of which you can define a customized welcome message that will be shown to the guest making the booking on the Airbnb website.

  3. Allows Child
    This is a ‘dynamic field’ setting that needs to be defined at the accommodation/unit level which will basically notify Airbnb that the child is allowed at the specific property

  4. Allows Infant
    This is a ‘dynamic field’ setting that needs to be defined at the accommodation/unit level which will basically notify Airbnb that the infant is allowed at the specific property.

  5. Cancellation Policy
    This setting can be added per Location in order for users to send location-specific cancellation policies to Airbnb. These are the cancellation policy codes of Airbnb: Flexible, moderate, strict, super_strict, long-term.
