Gap functionality

The gap functionality allows clients to streamline their sales during high-season period. By not allowing guests to create a booking which leave a planning chart gap which is shorter than the minimum length of stay. Because these nights would be impossible to sell due to minimum length of stay (LOS). Especially when occupancy during high-season is high for the locations, making sure there are no bookings accepted which leave a gap < min LOS is business critical.

The gaps on the planning chart can be manipulated by setting the min gap within the rentability (set) rules within rate manager. This enables the user to set a gaps for rentability right before or after an unavailable period. The gap allows you to specify the minimum number of days that is required between the two periods, allowing arrival and departures subsequent to the unavailable period or before/after the configured amount of days.

How to set up the Gap functionality within rentability?

The set up of rentability gap is based on feature flag. Contact @support.maxxton.com for enabling this feature. 

  • Adding a gap in rentability rules. 

  1. Update a rentability rule/rentability set and add the number of days required between two periods. 

Or create new rentability rules and use batch update to add the gap value: 


  • Example of how this would work. 

Suppose the following rentability is valid for accommodation type Waikiki: 

The planning chart looks like this: 

 Based on the gap set in the rentability and the occupancy the expected outcome is: 

  • Unit 1 should not be available because it is booked
  • Unit 2 should not be available because a booking is made from 06-9-2020 and the gap should be min. 4 nights.
  • Unit 3 should be available
  • Unit 4 should be available

When the user makes a booking 31-08-2020 / 03-09-2020.


Another example with the same rentability conditions: 

A user makes a booking from 25-08-2020 / 05-09-2020. The expected outcome is:

  • Unit 1 should not be available because it is booked

  • Unit 2 should not be available because a booking is made from 06-09-2020 and the min. gap should be 4 nights.

  • Unit 3 should not be available because a booking is made with departure 21-08-2020 and the gap in this rule is min. 7 nights.

  • Unit 4 should not be available because a booking is made from 08-09-2020 and the min. gap should be 4 nights

As the screenshots below indicate it is not possible to make a booking in this scenario either though Reservation Manager or Planning chart. 


Things to remember

  1. It is optional to add a min/max gap in a rentability rule. Not every rentability rule is required to have a min/max gap value. 
  2. Gap can be added per rentability rule or in bulk(only when creating new rentability)
  3. The arrival date of the booking considers the arrival date corresponding gap rule defined in rentability
  4. The departure date of the booking considers the departure date corresponding gap rule defined in rentability


Change unit: New per  

  1. It's decided that we will always use the current date when there is no book date,  to pick the gap configuration while shuffling the booking.
